Through this network, real estate professionals can accept representation assignments on an as needed basis while Lot 202 coordinates the operational side of the process including scheduling showings, applicant coordination, and document preparation.

The licensed professional maintains the legal representation relationship with the owner while we provide the operational support that keeps the process moving smoothly.

This structure allows real estate professionals to expand their reach, generate additional revenue opportunities, and collaborate on leasing placements without adding complexity to their daily workflow.

How the process works

Each placement follows a clear structure that separates licensed representation from operational coordination.

Step 1 - An apartment becomes available. A property owner in the Lot 202 portfolio needs leasing representation for an available apartment.

Step 2 - The owner is connected with a licensed real estate professional. Through the Lot 202 Real Estate Partner Network, the owner is matched with a licensed broker or agent who provides the representation required for the transaction.

Step 3 - The owner signs directly with the licensed professional.  The property owner signs a lease representation agreement directly with the licensed broker or agent.

Step 4 - Lot 202 coordinates the operational side. Lot 202 supports the placement process by coordinating day to day operational tasks such as lead intake, scheduling, applicant communication, and document preparation.

Step 5 - The licensed professional reviews and represents. The licensed broker or agent provides the required representation, reviews the lease package, and participates in the transaction in accordance with their brokerage structure and professional standards.

Step 6 - The broker or agent bills the owner directly. The licensed professional bills the owner directly for the representation service based on the fee agreed between them.

Step 7 - The placement is completed. Once the lease is finalized, the placement is completed and the owner continues with property management support through Lot 202.
